Link Property Services were appointed on the sale of a 1,634 sq m vacant site at 30-32 Raymond Ave Matraville.

We immediately canvassed the adjoining owner, who was Melbourne based, to advise of the opportunity and we subsequently negotiated the sale of the vacant site to them.

As a result of the site consolidation, the owner was able to design two adjoining office/warehouse buildings of 2,053 sqm & 1,249 sqm respectively , and secure a pre-commitment for the site.  Link Property Services were then appointed as property managers over the development.

Leading up to the initial tenant’s expiry, Link was engaged to market the property for lease which led to a 10 year lease of the entire property to international freight & logistic business Austway Express.

After securing the long term commitment, the vendor made the decision to sell the properties and appointed Link Property Services as their exclusive sale agents. The EOI campaign offered the properties to market either in one-line or as separate free standing properties. The campaign generated  a strong level of interest and the development was sold in one-line to a private investor at the completion of the EOI campaign.

Link Property Services were then re-appointed as their managing agents and after this extraordinary full agency undertaking continue to manage both properties today.

After being on the market for six months through a major corporate agency, Link Property Services was introduced to the owner of this 8,000 sqm site via a referral from a previous business client. The owner, who occupied the free-standing logistics/manufacturing facility, sought a tenant for a 2,000 to 3,000 sqm portion of the warehouse, while continuing to operate their own business out of the remainder of the site.

Within four days of being officially appointed, Link Property Services had conducted four inspections and, through proactive canvassing, arranged a fifth inspection with a growing local business that had been browsing the market for several months. This inspection led to an offer, and a Heads of Agreement was issued and executed the following day. By the eighth day of their appointment, Link had secured signed leases from the tenant after a streamlined negotiation process, resulting in a satisfied landlord and tenant. This transaction exemplifies how a motivated agent with strong, positive connections to local occupiers can significantly reduce the downtime a vacant property experiences.
Negotiating leases for shared industrial properties can be challenging, as it often involves conflicts between occupiers who view shared warehouses as potential threats to their business security and operations. However, Link Property Services successfully concluded this negotiation within a day, addressing each concern with delicacy and demonstrating a comprehensive understanding of the businesses and their warehouse operations.

Link Property Services also continued to support the landlord by assisting with property management aspects to ensure the site is well looked after throughout the new tenant’s occupancy.

Client Challenge: The owner, a long-term investor, had been engaged in negotiations with their sitting tenant, who had expressed interest in acquiring the property. However, the parties were unable to reach agreeable terms. Uncertain about whether to sell or lease the premises, the owner sought to secure a favourable outcome either way. Complicating the decision was the tenant’s recent acquisition of another property within 10 km, raising the prospect of their relocation upon lease expiry in six months.

Link Property Services’ Approach: Having advised the owner over several years on market trends and industrial property dynamics, Link Property Services was appointed to list the property for sale. Through a targeted marketing campaign and a competitive negotiation process, we attracted multiple offers, including one from the sitting tenant.

While the property ultimately was not sold to the tenant, the sales campaign uncovered critical insights: the tenant’s true preference was to remain in the property, despite their prior property purchase. The high costs associated with relocating their manufacturing business significantly influenced their decision.

Stemming from a referral by a previous business client, Link Property Services had been providing the owner of 21 Amax Ave Girraween market advice and updates for a number of years prior to their eventual decision to dispose of the property.

Due to the prevailing market conditions at the time combined with the attributes of the property it was Links recommendation to offer the property for sale by Public Auction.

The 1583 sqm premises had been built as 3 individual and self-contained units on a 3,083 sqm site  enabling the offering to be either vacant possession , part, or full leaseback , therefore allowing for a wide diversity of prospective purchasers. The further possibility of potential to strata subdivide the 3 units STCA added another option to purchasers / developers.

Interest in the property was exceptionally strong and generated a number of offers prior to the auction date. It was Links recommendation to therefore amend the sale process to formal tender with those interested parties being given the opportunity to submit a formal offer by tender by a given closing date. Multiple offers were received and contracts were exchanged with the highest & best offer for our clients interests.

The sale price of $6.85 million was a strong reflection of the interest in the premises from a diverse range of purchasers , and represented an outstanding outcome for our long term client.

With the leasing of Unit 5 Artie Kalpidis has remarkably now engaged in transactions on every unit within Century Estate, Gardeners Rd Alexandria. Artie has the distinction of having sold or leased some of the units within the Estate on multiple occasions each.

Artie’s most recent sale of unit 8 was for $9.75m. His first sale within the Estate was in 2004 with the sale of unit 5 for $4.01 m. Since then he has sold or leased & co-ordinated an incredible total of 19 transactions within the property. Link Property Services announces the successful sale of 33,488sqm of land Zoned B5 Business development located within the Gregory Hills Corporate Park, The property was acquired by Home Consortium, with thanks to Sid Sharma who established a joint venture with Acurio Health Group to develop and operate a 5 hectare health and innovation precinct in Gregory Hills. The acquisition will combine to form part of an initial seed asset portfolio of circa $1.0 billion for the ASX-Listed Health Co REIT scheduled for later this calendar year.

The subject site lot 7 formed part of the Gregory Hills Corporate Park, which our client, Satwant Calais of Gregory Hills Corporate Park Pty Ltd master planned as a healthcare, business and enterprise precinct. Specifically, our client secured a State Significant DA over the land for a 380 bed private hospital with over 1000 car parks.

Following a public marketing programme, Link secured 5 Expressions of Interest. With the benefit of a detailed examination of each EOI, Link invited a short list to re-submit offers based on selected criteria.

A standout proposal to acquire Lot 7 was identified and contracts exchanged and settled.
