Investment Sale. After successfully leasing 9 Liberty Rd Huntingwood to Pinnacle Food Group, the landlord engaged Link Property Services to conduct a confidential off market sale to highly qualified and short listed investors only. After a thorough canvassing and qualifying process, the short list was reduced to those that could act immediately and only at prices considered premium to market. As such, only those investors with the ability to fund its acquisition via cash were selected, with the resultant sale price reflecting an outstanding sale price for our vendor.

Independent Warehouse Solutions (IWS), a privately owned transport and logistics firm, were in the process of being awarded the Lowes (Menswear) contract and as such, required additional space to accommodate this particular requirement. A consultant with whom we had previous dealings with, introduced Link Property Services to IWS. There was an immediate connection and Link were engaged exclusively to secure suitable premises for IWS. After an extensive search for approximately 9,000 sqm of warehouse space across Western Sydney, Link identified a Goodman owned facility of 9,192sqm at Keylink North Industrial Estate, Minto, which was optimal for IWS from a location and operational perspective. Link then negotiated commercial terms which were ideal for both Goodman and IWS. Goodman benefited by achieving the asking rental with no letting up period, whilst IWS inherited racking and other infrastructure within the facility, which saved them substantial capital expenditure for the setup of their operation.

On behalf of an established private client, we were able to negotiate an outcome that included repositioning their asset with capital works to transform the facility from a traditional office / warehouse into a substantial automotive showroom and service centre for an established brand, who committed to a 10 year lease.  Link Property Services introduced Australian Automotive Group Pty Ltd for the relocation of their Ford Motors dealership from Zetland, which included a new façade, vehicle lift, and 2 storey car park to complement their intended use. The 4,589 sqm facility sit on a high profile 7,666 sqm site ideally suited to this operation.   Through repositioning the asset and securing a long term commitment from such an established business, we were able to deliver a substantial uplift in our client’s property value.

This 50 plus year old freestanding industrial building had been used as a timber joinery facility for decades and had been modified over the years to specifically suit this business category. The sale of the premises was therefore not a simple task in identifying purchasers who could utilise the building in its existing configuration. The location of the premises however proved to be a crucial factor when we introduced Super Easy Storage based on their desired purchase location.

A fair purchase price was negotiated for both vendor & purchaser that still allowed the buyer the opportunity to raise the roof height to maximise the storage capacity of the premises in a location ideally suited to their business.

Link Property Services had successfully assisted Sony with several leasing transactions over previous years and the relationship was very sound as a result. Sony’s business in Australia was changing and it was decided to close the head office/manufacturing operations in Huntingwood, which had been established for almost 30 years. Sony decided to move to a distribution model and this was a sensitive situation, as the majority of employees at the head office/manufacturing operations were made redundant. Link was invited to submit a marketing and sales proposal for Sony’s review and consideration, along with two other real estate agencies, both of whom were multi-national organisations. Link’s approach to the proposal and our promise of dedicated commitment to the task of selling the specialised facility secured the appointment to sell on behalf of Sony. We conducted a targeted public “Expressions of Interest” campaign which resulted in several offers being received. Through intense negotiation and working very closely with senior executives within Sony, we achieved a sale price of $25.1m for the 17,200 sqm facility in the ideal timeline for Sony.
